The Fairfax County Board of Supervisors approved on Mar. 18 a purchase and sale agreement to sell approximately 41.7 acres of the Stonecroft property to a private data center developer for $166.8 million.
The decision is significant because it will provide funding for new police training facilities while supporting the county’s long-term economic sustainability. The site, located near Dulles Airport in an established industrial area, is currently used by the Police Department for firearms, K-9, and driver training.
According to the county, reconfiguring the site layout will free up land for private development and allow construction of modern police training facilities on the remaining portion of the property. Planned improvements include a new emergency vehicle operations driving track, a modern firearms training center with firing ranges, support buildings, and improved infrastructure. A new Criminal Justice Academy will also be built at the site through separate funding from the county’s Capital Improvement Program.
The project will proceed through several phases: a contingency period from spring 2026 to spring 2027; closing in spring 2027 if there are no extensions; design and permitting from spring 2026 to summer 2028; and construction of new police training facilities from summer 2028 to spring 2031. Police may continue using parts of the property until construction begins, and temporary training space may be leased if needed so that operations are not significantly disrupted.
The county said that bringing these facilities together in one location will reduce long-term maintenance costs and improve training for both recruits and current officers. The land sale is also expected to help diversify revenue sources beyond residential real estate taxes, which make up more than three-quarters of Fairfax County’s tax base. Once development is complete, officials expect more than $20 million in tax revenue during its first year.
